Condos and townhouses in the South Bay are popular investment properties. They're typically more affordable to purchase than single-family homes, and they attract strong tenants: young professionals near tech campuses, couples who want a low-maintenance living situation, and corporate relocations looking for something more private than an apartment complex.
The challenge with condos is the HOA. Every association has its own set of rules about rentals, and they vary widely. Some HOAs restrict the total number of units that can be rented in the complex. Others require tenant approval from the board. Many have specific rules about parking, pets, noise, and common area use that your tenant needs to follow. If they don't, you get the fine.
We act as the point of contact between your tenant and the HOA. When there's a rule to communicate, we handle it. When there's a violation notice, we address it before it escalates. We also know the maintenance line between what the HOA covers (typically exterior walls, roofing, common areas) and what the owner is responsible for (interior plumbing, appliances, flooring). That distinction trips up a lot of self-managing landlords.
For townhouses, the management is closer to a single-family home in terms of scope, but often with shared walls, shared driveways, and HOA restrictions layered on top.
